1. Company Information

Sire Finance is a mortgage advisory and finance consultancy firm registered in Dubai, United Arab Emirates. We operate in accordance with the laws and regulations of the UAE and provide professional services related to home financing, equity release, refinancing, and commercial lending, including consultation, bank liaison, and loan application support.

2. Nature of Services

Sire Finance provides mortgage brokerage and advisory services, including but not limited to:
  • Assisting with the selection of mortgage products
  • Advising on loan eligibility and options
  • Facilitating communication with banks and financial institutions
  • Assisting with documentation and application processes
  • Guiding clients through the mortgage approval and disbursement stages

We are not a lender. We do not provide loans directly. All lending is conducted by third-party banks and financial institutions regulated by the Central Bank of the UAE or other competent authorities.

3. No Guarantee of Loan Approval

While we endeavor to provide accurate guidance and professional support, Sire Finance does not guarantee loan approvals, interest rates, or terms offered by third-party lenders. All mortgage approvals are at the sole discretion of the financial institution and are subject to their internal underwriting, credit policies, and regulatory frameworks.

4. Client Responsibilities

By engaging our services, you agree to:

  • Provide accurate, complete, and current personal, financial, and property information
  • Disclose any material facts that may affect your eligibility or the application process
  • Respond promptly to requests for additional documentation or clarification
  • Ensure that all submitted documents are genuine and verifiable

You acknowledge that any misrepresentation or failure to provide required information may result in rejection or delay of your mortgage application.

5. Fees and Payments

Fees for services provided by Sire Finance may include, but are not limited to:

  • A fixed consultancy or processing fee, communicated and agreed upon in writing prior to engagement
  • A success fee payable upon final approval or disbursement of a mortgage or finance facility
  • In some cases, a retainer or administrative charge where bespoke or high-complexity services are required

All fees will be clearly communicated in advance and may vary depending on the scope, lender, and complexity of the transaction. Invoices must be settled within the specified timeframe. Late payments may incur additional charges.

6. Limitation of Liability

Sire Finance shall not be held liable for:

  • Any decision made by a bank or lender to decline or delay a mortgage application
  • Changes in interest rates, terms, fees, or conditions imposed by third parties
  • Any loss, damage, or cost incurred by the client arising from reliance on third-party institutions
  • Any legal or tax consequences resulting from the mortgage or property transaction

While we aim to ensure accuracy and reliability, the information we provide is subject to change and may be affected by external legal, financial, and market conditions.

7. Confidentiality and Data Protection

We treat all client information as strictly confidential. Personal and financial data will be collected, stored, and used solely for the purpose of providing our services and in accordance with applicable UAE data protection regulations.

We do not share your information with third parties except:

  • With your express consent
  • As required by law, regulation, or court order
  • With financial institutions directly involved in the processing of your application

You have the right to request access to your personal data or to request its correction or deletion, where legally permissible.

8. Anti-Money Laundering (AML) Compliance

In accordance with UAE Federal Law and Central Bank directives, Sire Finance complies with all anti-money laundering (AML) and know your customer (KYC) requirements. You may be asked to submit identification, proof of income, source of funds, and other due diligence documents before services can be rendered. We reserve the right to refuse service or report suspicious activity to relevant authorities in accordance with our legal obligations.

9. Intellectual Property

All content on the Sire Finance website, brochures, reports, and communications, including text, graphics, logos, and documents, is the intellectual property of Sire Finance or its licensors and may not be reproduced, distributed, or used without our express written consent.

10. Governing Law and Jurisdiction

These terms and any dispute arising from them shall be governed by the laws of the United Arab Emirates. The Courts of Dubai shall have exclusive jurisdiction to settle any disputes, claims, or legal matters related to these terms or the services provided.
